1. ROLL CALL

3. APPROVAL OF MINUTES –
January 28, 2015

PUBLIC HEARINGS

4. Special Structure Permit– 147 Patricia Lane (APN 059-283-040). Request to allow an accessory structure (pool) at the front yard setback. Municipal Code Sections 17.15 and 17.40.
Recommendation: Approve the Special Structure Permit

 Special Structure Permit– 30 Belbrook (APN 073-202-810). Request to allow an accessory structure (pool) at the front yard setback. Municipal Code Sections 17.15 and 17.40.
Recommendation: Approve the Special Structure Permit

6.
 Special Structures Permit – 53 Atherton Avenue (APN 070-230-200). Request for a Special Structure Permit to allow a basement under an accessory building. Atherton Municipal Code Chapters 17.15 and 17.40.
Recommendation: Approve the Special Structures Permit

7.
Special Structures Permits – 95 Faxon Road (APN 070-180-100). Request for a Special Structure Permit to allow a basement to extend beyond the footprint of the main residence and request for a Special Structure Permit to allow a basement under an accessory building. Atherton Municipal Code Chapters 17.15, 17.40 and 17.44.
Recommendation: Approve the Special Structures Permit

 Housing Element – Consideration of a General Plan Amendment for the Housing Element Update
Recommendation: Recommend the City Council adopt the Housing Element Update

9.
 Ordinance – Consideration of an Ordinance to Amend Atherton Municipal Code Chapter 17.56 regulating Special Events.
Recommendation: Provide direction to staff for amendments to the Ordinance.


NEW BUSINESS

10.
Discuss Atherton Municipal Code Sections 17.15 and 17.44 relating to basements under main residences and basements under accessory buildings.
Recommendation: Provide direction to staff.

The next regular Planning Commission meeting is scheduled for March 25, 2015 at 6:00 pm.

If you challenge a Town zoning, planning, or any other decision in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this agenda, or in written correspondence delivered to the City Council at, or prior to, the public hearing. Judicial review of any Town administrative decision may be had only if a petition is filed with the court not later than the 90th day following the date upon which the decision becomes final. Judicial review of environmental determinations may be subject to a shorter time period.

Copies of all staff reports and documents subject to disclosure that relate to each item of business referred to on the agenda are available for public inspection by 5:00 p.m. the Friday before each regularly scheduled Planning Commission meeting at the Atherton Library, 2 Dinklespiel, Station Lane, and the Town Administrative Offices, 91 Ashfield Road, Atherton, CA 94027.

In compliance with SB 343, materials related to an item on this Agenda submitted to the Planning Commission after distribution of the agenda packet are available for public inspection in the Town Administrative Offices, 91 Ashfield Road, during normal business hours.

Planning Commission decisions are appealable by any aggrieved person to the City Council within 10 days of the date of the decision.
