 REGULAR MEETING

2. PUBLIC COMMENTS

3. APPROVAL OF MINUTES February 24, 2016

4. PUBLIC HEARINGS

a. Heritage Tree Removal Permit– 555 Middlefield – Request for a Heritage Tree Removal Permit to allow the removal of one tree.  Atherton Municipal Code Sections 8.10.
Recommendation:
Continue the item to the April 27, 2016 Planning Commission meeting.

b. Special Structures Permit and Heritage Tree Removal Permit – 172 Tuscaloosa Avenue (APN 070-050-130 and 070-050-200).  Request for a Special Structures Permit to allow an increase in the sidewall and main building height and a Special Structure Permit to allow a basement to extend beyond the footprint of the main residence and a Heritage Tree Removal Permit for the removal of six trees.   Atherton Municipal Code Section 17.15, 17.32, 17.44 and 8.10.
Recommendation: Continue the item to the April 27, 2016 Planning Commission meeting.

c. Special Structures Permits – 55 Camino por los Arboles (APN 070-310-040).  Request for a Special Structures Permit to allow basement to extend beyond the footprint of the main residence, a Special Structure Permit to allow a basement under an accessory building and a Special Structure Permit to allow a pool up to the front yard setback.   Atherton Municipal Code Section 17.15, 17.32 and 17.44.
Recommendation: Approve the Special structure Permits.

d.  Special Structures Permit and Heritage Tree Removal Permit – 89 Tallwood (APN 074-040-190).  Request for a Special Structures Permit for retaining walls and a Heritage Tree Removal Permit for the removal of one tree.   Atherton Municipal Code Section 17.15, 17.46 and 8.10.
Recommendation: Approve the Special structure Permit and Heritage Tree Removal Permit.

e.
  Special Structure Permits – 61 Faxon Road (APN 070-180-130).  Request for a Special Structures Permit to allow a basement to extend beyond the footprint of the main residence.   Atherton Municipal Code Section 17.15 and 17.44.
Recommendation: Approve the Special structure Permit.

f.  Special Structures Permit – 12 Faxon Forest (APN 070-180-340).  Request for a Special Structures Permit to allow a basement to extend beyond the footprint of the main residence.   Atherton Municipal Code Section 17.15 and 17.44.
Recommendation: Approve the Special structure Permit.

g. Special Structures Permits – 141 Tuscaloosa Avenue (APN 070-080-260).  Request for a Special Structures Permit to allow an increase in the sidewall and main building height and a Special Structure Permit to allow a basement to extend beyond the footprint of the main residence.   Atherton Municipal Code Section 17.15, 17.32 and 17.44.
Recommendation: Approve the Special structure Permits.

h. Special Structure Permit – 142 Glenwood Avenue (
APN 061-360-040) – Request for a Special Structure Permit to allow an increase in the sidewall height limit for a main residence.  Atherton Municipal Code Chapters 17.15 and 17.32.
Recommendation: Approve the Special structure Permit.

 NEW BUSINESS

a. Appoint two Planning Commissions to work with the Tree Committee on revisions to the Atherton Municipal Code Section 8.10 relating to Tree Removals and Tree Protection Requirements.

The next regular Planning Commission meeting is scheduled for April 27, 2016 at 6:00 pm.

If you challenge a Town zoning, planning, or any other decision in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this agenda, or in written correspondence delivered to the City Council at, or prior to, the public hearing. Judicial review of any Town administrative decision may be had only if a petition is filed with the court not later than the 90th day following the date upon which the decision becomes final. Judicial review of environmental determinations may be subject to a shorter time period.

Copies of all staff reports and documents subject to disclosure that relate to each item of business referred to on the agenda are available for public inspection by 5:00 p.m. the Friday before each regularly scheduled Planning Commission meeting at the Atherton Library, 2 Dinklespiel, Station Lane, and the Town Administrative Offices, 91 Ashfield Road, Atherton, CA 94027.

In compliance with SB 343, materials related to an item on this Agenda submitted to the Planning Commission after distribution of the agenda packet are available for public inspection in the Town Administrative Offices, 91 Ashfield Road, during normal business hours.

Planning Commission decisions are appealable by any aggrieved person to the City Council within 10 days of the date of the decision.
